Access Statement
INTRODUCTION
Kevin and Sue Hare aim to cater for the needs of all who visit
Cliff Lodge Guest House. We are situated midway between Shanklin
and Sandown and have direct access to the Cliff Path.
We have 10 guest bedrooms, of which 9 are used for guests and
1 is used for storage and when we have school groups to stay with
us. We have 1 twin en-suite room on the ground floor; suitable
for people who have difficulty with the stairs. There are 2 family
rooms - 1 on the first floor suitable for up to 2 adults and 2
children and 1 on the 2nd floor, which is suitable for 2 adults
and up to 3 children, if 1 is in a cot. We also have 2 single
rooms, 1 on the 1st floor and 1 on the 2nd floor.

AT THE WIDEST POINTS.
PRE-ARRIVAL
Information can be sent by post or email; enquiries can be made
by letter, in person, email or telephone.
This Access Statement is available upon request or is displayed

We are approximately 100yds from Lake train station (the station
consists of 1 line, a platform and a bus shelter.) Tickets are
purchased from the guard on the train. Trains are ex-London underground
Northern Line and are only 2-4 carriages long and being electric
are fairly quiet. The train line runs from Ryde Pier to Shanklin;
trains run 2 in each direction per hour and they start at approx
6am and finish at approx 11pm.
There are bus stops for both directions in Lake High Street,
approx half a mile away down a slight incline - obviously uphill
on the return, where a good, if expensive, service is provided,
although a 1,2 or 7 day pass works out at much better value.
There are several local taxi services and some have accessible
taxis if required.
Access to the beach is down an extremely steep slope but the
beach is within about a 10 minute walk and is approximately half
a mile. No vehicular access is possible except on Shanklin or
Sandown beachfronts.
The whole of the guest house is non-smoking; for those that
do smoke, ashtrays are provided on the patio. Pease ensure that
front door is shut prior to lighting up.
ARRIVAL & CAR PARKING FACILITIES
Guests are requested to tell us of their expected arrival time
so that we can be sure we are here to welcome you. We do ask that
if your arrival time differs to what was previously advised to
let us know, even if it is on the day.
We have our own car park at the rear of the building. This is
where the access road (Brownlow Road/Araluen Way PO36 8PA) to
us leads, as Cliff Path is just a footpath. The car park has space
for at least 8 cars. Many of our guests come by train so there
are normally enough spaces for everyone. The car park is well
lit at night and is a smooth concrete surface on a slight incline.
There are no designated disabled bays and spaces cannot be reserved.
Please park along right hand side of car park first. Spaces
are marked to an adequate size to enable normal access to each
side of car.
We are able to assist guests with their luggage if required.
A footpath of slightly uneven paving stones to the right of
the house (sign posted) is used to reach the front of the house
which is the only entrance. (There is a door in the car park side
but this is not for guests use as it leads to our personal part).
This is also well lit at night.
MAIN ENTRANCE AND RECEPTION
The front door has a bell to the left hand side of the door at
a height of 147cm.
The entrance is well lit at night.
There is 1 step into the hallway - no ramp is available, but
we are happy to help guests should anyone require it. The height
of the step is 20cm and the door is 90cm wide.
The front door is always locked; please use the bell upon your
arrival. Front door keys are provided along with your room key
and access is available at all times. Please ensure that the door
is shut when going out and also to be considerate with noise levels
to other guests. In order to open the door the key is placed in
the top lock and turned at the same time as pushing down on the
lower handle. The lock is 154cm high.
The hallway floor is level throughout and is carpeted.
The reception hall is approx 840cm long by 180 cm at its widest.
A reception desk is at the end of the hall under the stairs the
height of which is approx 105cm.
Upon arrival if a booking form has not been completed then a
registration form will need to be done. Any balance of payment
is due on arrival by cash or cheque only. Cheques are to be made
payable to MR K Hare. We will explain our facilities to guests
and show you to your room.
Near to the desk is a doorway through to owner's private quarters.
This is pointed out to guests upon arrival, there is a bell to
ring should assistance at anytime be needed, this is at a height
of 144cm.
PUBLIC AREAS - INTERNAL
The guest lounge and dining room are accessed via the hallway
on the ground floor. The doorways are 73cm wide. Our ground floor
twin room is next to the reception desk, doorway is 73cm wide.
The lounge and dining room are both carpeted - dining room being
short pile and the lounge being long pile. Various sofas and chairs
- some hard backed higher chairs and some average armchairs are
for guests use in the lounge as well as several small tables.
There is a TV as well as a DVD player. A small selection of
DVDs are for guests use in the boxes under the TV. Many books;
including some children's ones, games and puzzles are provided
for guests to use but please return them to their original place
when you have finished. There are also 2 boxes of toys and games
for children to use whilst they are staying, but again please
ensure that they are tidied away when finished with.
There is an emergency evacuation procedure by the doorway in
each room. French doors in both rooms are to be used if access
to front door is blocked in an emergency - key to each is next
to the doorway in each room.
The stairway leads up from the hallway to the subsequent floors.
Stairs are approx 22cm deep, 18 cm high and 75cm wide and there
are 14 of them to the first floor. There are 14 stairs up to the
2nd floor and they are approx 22cm deep and 18cm high and 63cm
wide, although they do turn back on themselves so step widths
vary on the turn.
There are no public toilet facilities within the guest house.
Whilst we do not have a bar, we are licensed. There are bar
lists in the lounge and guests should knock/ring on our door for
service; we serve between 12noon and 11pm.
DINING ROOM
Breakfast and evening meals are served in the dining room. The
doorway is 73cm wide. There are 8 tables in the dining room and
an appropriate number of chairs. The chairs do not have arms and
are 42cm high and 43 cm wide. The tables are all the same height
- 172cm with small legs in each corner and are 2 different lengths,
which are used accordingly to the party size.
Menus are provided showing the day's choice of cooked breakfast
and alternative breakfasts which need to be ordered the day before
required.
Breakfast menu runs on a 3-day rota, with sausage, egg and bacon
available every day and the 3 other items changing daily.
Cereals/fruit/yogurts/prunes/grapefruit segments/homemade plain
yogurt/fruit puree are available (choices depend upon high/mid
or low season), are all self served at a table in the window.
Guests also make their own toast here too; brown and white bread
is provided along with 2 toasters. Tongs are also provided in
order to remove the toast from the toaster.
If guests are unable to help themselves help can be given.
Cooked breakfast, teas/coffees and juice are waitress served.
If special diet details are provided in advance we can cater
as much as possible for them i.e. vegetarian, coeliac etc.
Please notify us if you have any food allergies.
We have 2 high chairs that are available if required. We also
have children's cups both lidded and non-lidded, small cutlery,
plastic plates and bowls.
Evening meals are available Sunday - Wednesday during mid and
high season and any day that we are able to during low season.
Menus for dinner are placed on a board in the hallway by the front
door for guests to decide if they want to eat in or not. Orders
must be placed by the end of breakfast of the day a meal is required.
A copy of the menu is given to guests for you to make your selection
on. Meals are served between 6 and 7pm, a time must be booked
and that is what time the meal will be ready. Payment should be
made at the end of the meal.
Drinks are served at the table and bar lists are available if
requested.
LAUNDRY
There are no laundry facilities available on the premises but
there is a launderette in Shanklin near the station, please ask
for directions if required.
SHOP
The nearest shopping facilities are in Lake High Street, approx
10 mins walk/half a mile away. There is a co-op, newsagent, pharmacy,
post office, a very small hairdressers, fish and chip shop, 2
Chinese takeaways, 1 Indian restaurant/takeaway and 1 pizza/kebab
shop. Further up the hill towards Shanklin (again a 10 min walk
in the opposite direction) is a large Chinese restaurant.
LEISURE FACILITIES
The Heights Leisure Centre is within approx 15 minute walking
distance - up hill. This offers swimming, gym, squash courts and
exercise classes. A children's swing park is opposite the centre
too.
BEDROOMS
The house is centrally heated throughout. The radiator in each
bedroom can be controlled individually by the thermostat control
attached.
An emergency procedure notice is placed by the door in each
room.
All rooms have windows which can be opened, those of the first
floor at the front - rooms 1 & 2 are sash windows and can be opened
top and bottom, sometimes they are a little stiff, but do work
if wiggled. All other windows are double glazed units.
All beds are made with duvets; sheets and blankets can be provided
upon request.
All bedrooms have fitted carpets and are level throughout the
shower rooms have vinyl on the floors and are also level throughout.
Two pillows are supplied per person (except for young children
where it is 1); extra can be supplied if needed.
One blanket and 1 spare pillow are provided in a zipped bag
either in the wardrobe or under the bed. All rooms have 8 wooden
or rigid plastic hangers per adult.
Each room has a hospitality tray with; tea - normal, green,
fruit and earl grey, coffee - regular and de-caffeinated, hot
chocolate, horlicks, sugar, sweet n low sweetener, milk portions
(if fresh milk is required please ask), biscuit and 1 bottle of
still water per adult and of course a kettle.
A hair-dryer and clock radio is in every room as is a Gideon's
Bible. There is a central pendant light in each room.
All doorways are the same size being approx 73cm with the bathroom
doors being approx 56cm wide.
All bedrooms have a rubbish bin and a lidded bin in the shower
rooms. A bath and hand towel is provided for every adult and older
child - younger children are provided a bath towel only, flannels
are also provided for every guest.
First floor rooms as follows:
Room 1
This is a double room and overlooks the front garden. There is
a 5ft double bed, which has a height of 53cm. There is a unit
consisting of 2 small wardrobes, dressing table with large mirror,
with storage cupboards over and drawers beneath. Two bedside drawer
units with lamps on each are provided. There is also a non-working
fireplace and surround. A high backed chair is provided at the
dressing table. Mirrors adorn the front of the wardrobes. There
is an en-suite shower room. The step into the shower cubicle is
20cm. In the shower room is a small 2 drawer unit for storage,
as well as a window sill.
Room 2
This is a double room and overlooks the front garden. There is
a 4ft 6inch double bed that has a height of 55cm. There is a deep
built in wardrobe, a large chest of drawers with a mirror on top,
a smaller chest of drawers and a bedside drawer unit. The bedside
table and drawers both have a lamp on. Also in the room is a full
length mirror and storage space under the bed, a folding high
backed chair is in the wardrobe. There is an en-suite shower room
and the step into the shower cubicle is 19 cm there is a corner
shelf unit and a small mirrored cabinet over the sink.
Room 3
This is a double room and looks out at the side with views of
the hill over Shanklin. There is a 5ft double bed which has a
height of 53 cm. It has a built in wardrobe, a dressing table
with drawers and a bedside drawer unit on either side of the bed
together with a lamp on each side. A high backed chair is at the
dressing table with a mirror and a full-length mirror is in the
room. The en-suite shower room has a shower cubicle step of 19cm
there is a corner shelf unit and a small mirrored cabinet over
the sink.
Room 4
This is a family room and looks out at the rear of the property
and has a good view of the railway line/station as well as the
downs. There is a 5ft double bed with a height of 53cm and a set
of bunk beds which are 3ft wide, the bottom bunk being 50cm and
the top bunk being 132cm off the floor, underneath the bottom
bunk is room for storage. There is a remote controlled TV/video
unit. There is a built in wardrobe with a few children's hangers
as well as normal ones. Also in the room is a dressing table with
drawers and a high backed chair, as well as a mirror. A full length
mirror is also provided. On each side of the double bed is a bedside
unit with drawers and a lamp, there is also a bedside table with
drawers and a lamp next to the bunk bed. Another small drawer
unit is also in the room. This has an en-suite shower room also
with the shower cubicle step being 19cm high.
Room 5
This is another double room and looks out over the station and
the downs behind Sandown. There is a 5ft wide double bed which
has a height of approx 53cm. The room has a built in wardrobe,
a dressing table with drawers a large mirror on it, with a full
length mirror on a wall and a high backed chair. There is a bedside
unit with drawers on either side of the bed each with a lamp on.
There is also an en-suite shower room and the height of the shower
cubicle step is approx 16cm.
Room 7
This is a small single room (approx 176cm wide and 350cm long)
and looks out from the side of the house. There is a 3ft single
bed, with storage in cupboards underneath as well as a chest of
drawers with a lamp on and a small built in wardrobe which houses
a director's chair. There is a full-length mirror. This part of
the room is carpeted. This is the only room that does not have
a full en-suite. One end of the room provides a basin and shower
cubicle - height of the step being 18cm there is a mirrored cabinet
over the sink. This part of the room has vinyl floor covering.
Between the 2 sections of flooring is a carpet bar which is slightly
raised. The toilet for this room is across the hallway. The toilet
has a lock on the inside and a key with which to lock it from
the outside - as it is solely for the use of Room 7.
2nd Floor rooms as follows:
Room 8
This is a single room that is at the front of the house and looks
out over the garden and you can see the sea - although not the
beach (on a cloudy day the sea and sky appear as one!). There
is a single 3ft bed approx height of 57cm with storage space beneath
it. There is a dressing table with a mirror and table lamp, a
high backed chair, a bedside chest of drawers with another lamp
on and a full length mirror. There is also a small table with
the tea tray on along with a built in wardrobe. This room has
an en-suite shower room with a small shower which has a step of
20cm and a shelf for storage.
Room 9
This is a family room it has a double aspect providing a view
of the sea (again not the beach and on a cloudy day the sea and
sky appear as one!), as well as a wonderful view over the rooftops
to the Downs, especially in the winter when the trees are bare.
There is a double 5ft bed, height approx 53cm with bedside drawer
units with a lamp on either side of the bed. Then either 2 x 2ft6inch
single beds or they are made up as bunk beds (this depends on
age of children/requirements of the room). If a cot is required
it can be used in this room providing a maximum occupancy of 2
adults, 3 children. Cot is a travel cot of good condition - cot
sheets are not provided as a charge of a child in a cot is not
made. A bedside drawer unit with a lamp on is placed between the
2 single beds or at the side if made up as bunk beds. There is
also a built in wardrobe with a few child sized hangers as well
as a full length mirror. A dressing table with a mirror over is
also provided. This has an en-suite shower room with a step into
the cubicle of approx 24cm. The shower itself is 1metre wide by
54cm deep with an opening door gap of 37cm, as well as a small
basin and a storage stand.
Ground Floor room as follows:
Room 10
This is our only twin room, it looks out from the side of the
house and has no real view. There are 2 x 3ft beds approx 56cm
high with space beneath for storage and a drawer unit in between
with a lamp on. There is also a built in wardrobe and dressing
table with drawers, a high back chair and a mirror. There is also
another drawer unit the same height. A full-length mirror is also
provided. There is an en-suite shower room and the height into
the shower cubicle is approx 15cm, there is a corner shelf unit
as well as a small mirrored cabinet over the sink. This room is
suitable for someone who has trouble with the stairs and is also
near to the owner's accommodation to aid ease in providing help
quickly in an evacuation.
GROUNDS AND GARDENS
To the front of the property we have a patio area with seating
and a large garden with a variety of shrubs, flowers, vegetables,
and trees. Guests are welcome to sit in the garden on the various
seats provided. The gate at the top of the garden provides direct
access to the Cliff Path and wonderful views over Sandown and
Shanklin Bay. This gate is locked at dusk and re-opened approx
8am, access to the property can be gained at this time via the
alleyway a couple of doors down which brings you out into the
road at the back of the property. There is a level, crazy paved
patio outside the front door with seating available. The rest
of the garden is on a slope with a stepping stone path running
up the middle of it. In order to reach the garden there are 3
steps approx 17cm high and 116cm wide. The car park and vehicular
access is at the rear of the property and made up of concrete
on a slight slope away from the house with a flower border to
one side along with a variety of planted pots. Access is gained
from the car park to the front of the house via a slightly uneven
paved pathway along the length of the house to the right.
ADDITIONAL INFORMATION
Children of all ages are welcome here at Cliff Lodge, we do ask
guests to be considerate of others and not allow children to run
around the house. If they are very disruptive/noisy at meal times,
please remove them from the dining room.
We do have our own young son - Daniel, born in 2008 who does
like to greet guests upon their arrival and say hello at meal
times when he is around.
Mobile phone reception is normally pretty good from all rooms
for all networks.
There are fire extinguishers by the front door and on the 1st
and 2nd floor landings. The fire alarm is a very loud continuous
ring with sounders and smoke detectors in each room. If guests
need assistance in an emergency i.e. hearing/sight/movement impairment
please ensure that we are told upon arrival and we will do our
best to help should the need arise.
An assortment of leaflets about local attractions/events are
provided in the hallway and lounge; please feel free to take the
ones that interest you.
There is a folder in each bedroom providing guests with information
about Cliff Lodge, the owners and the surrounding areas. If further
information /help is required please let us know.
Small amounts of special dietary requirement food and/or medicines
may be stored in our fridge, as long as it is labelled, in date
and in the original container. No other food or drink will be
stored. We have 1 small cooler/fridge available for guests use
for medicines or baby/child milk bottles which is loaned on a
first come first served basis.
We do not provide glasses (apart from those on hospitality tray
in room), openers or chilling for drinks not purchased from Cliff
Lodge.

FUTURE PLANS
We plan to continue with our refurbishment programme - we have
done most rooms now but will continue with the whole of the house
as and when time and budget allows - we started this process when
we first arrived here in 2006.
The garden is an ever-changing project, again as time, money and seasons allow.
